5 Reasons You Need a Real Estate Agent

1. A real estate transaction is complicated. In most cases, buying or selling a home requires disclosure forms, inspection reports, mortgage documents, insurance policies, deeds, and multi-page government-mandated settlement statements. A knowledgeable guide through this complexity can help you avoid delays or costly mistakes.

2. Selling or buying a home is time consuming. Even in a strong market, homes in Hennepin County stay on the market for an average of 48 days*. And it usually takes another 60 days or so for the transaction to close after an offer is accepted.

3. Real estate has its own language. If you don't know a CMA from a SDS, you can understand why it's important to work with someone who speaks that language.

4. REALTORS® have done it before. Most people buy and sell only a few homes in a lifetime, usually with quite a few years in between each purchase. And even if you've done it before, laws and regulations change. That's why having an expert on your side is critical.

5. REALTORS® provide objectivity. Since a home often symbolizes family, rest, and security, not just four walls and roof, home selling or buying is often a very emotional undertaking. And for most people, a home is the biggest purchase they'll every make. Having a concerned, but objective, third party helps you keep focused on both the business and emotional issues most important to you.

CENTURY 21 Luger Realty Helps Manage The Transaction

  • We advise you whether work orders are in your best interests.
  • We track the mortgage loan and title work, keeping you informed and helping you work through issues as they come up.
  • We follow up on contingencies that stand in the way of your home ownership and help get them resolved and removed.
  • We help coordinate inspections with you and help to keep an objective perspective on the issues that arise.
  • We advise you about the disclosures you need to make to prevent future legal problems. (Always consult your attorney, our experience is in no way meant as or to replace legal counsel)
  • We remain objective and level-headed to assist you through whatever road block may come up.  Collectively we have seen a lot in the last couple of decades and although every situation is unique, we are very capable of handling issues that come up in the process of buying a home.
  • We help explain your closing expenses to you before closing.  Surprises are never good in closing a transaction.
  • We help you coordinate the whole process working with the closing company, attorneys, other agents, title agents, the lender, insurance agent, inspectors and anyone else that may be needed (within reason, of course).
  • We keep you and all parties informed of progress throughout the entire process.
  • We advise you of any problems that we foresee based on our vast collective knowledge of experienced agents.
  • We prepare you to make decisions and explain the whole process to you well in advance and all along the way.
  • We keep the litany of paper organized and insure that all documents are filed as necessary.
  • We make sure that if the closing can happen, it does happen...some times moving mountains in the process, but it's what we do.
